What do you need to qualify for a Maymont Home?
Before you proceed with your application, we encourage you to take a moment to familiarize yourself with our qualification criteria and any applicable fees and gather all the necessary information to ensure a quick and easy application process. Rest assured, our leasing team is here to assist you throughout the process and answer any questions.
A rental application must be completed for each person 18 years of age or older (Alabama applicants must be 19 years or older) who will be living in the house. Any false information provided by an applicant in a rental application will constitute grounds for the rejection and nullification of that rental application, and will result in the forfeit of any deposit and/or reservation fee. All rental applications are evaluated strictly in accordance with the information found on this page and with Maymont Homes standard rental criteria.
A non-refundable application fee of $55.00 is required by each person 18 years of age or older (Alabama applicants must be 19 years or older) that will be occupying the house. All other fees and pro-rated rent amounts must be paid through our online portal. After approval of your application, a $550 reservation fee is needed to hold the home off the for market up to 14 days.
All occupants must be added at the time of application, including minors. In the event additional applicants need to be added after an application decision is rendered, this will result in a $300 administrative fee.
Preventing rental fraud and protecting your personal information is critical which is why we verify your identity through a simple and secure process.
All applicants must present valid government-issued photo identification and submit a color electronic copy/photo of their identification with their application. Identification issued by any state or federal authority of the United States includes but is not limited to:
A state-issued driver’s license
State-issued identification card
US passport or passport card
US CIS Form I-551 permanent resident card
Non-US citizens and other lawful aliens may provide a valid foreign passport as acceptable identification.
Applicants will be required to provide a Social Security Number (SSN) or Taxpayer Identification Number (TIN) at the time of application.
If the IDs provided have been altered in anyway, the application will be subject to automatic denial.
The combined income of the household (total gross household income) for all eligible applicants must be equal to no less than 3 times the monthly rental amount.
*If the household average credit is 750 or higher, no income documents are required
To verify income all eligible applicants must submit one or more of the items below.
Paystubs – Two consecutive paystubs are required if paid bi-weekly, four consecutive paystubs are required if paid weekly, and one paystub is required if paid monthly. Paystub must be the entire statement that includes dates, company name, applicant name, and compensation listed.
- Overtime – considered with three months of recent and consecutive paystubs
- Tips – considered with three months of recent and consecutive paystubs
- Commission – considered with three months’ recent and consecutive paystubs
Offer Letter – The offer letter must be on company letterhead, stating the start date, hourly or salaried pay indicated, signed and dated by management. An offer letter can only be used if employment is within the last or future 60 days.
Benefit Verification Award Letters – Downloaded from the website (https://www.ssa.gov/) to show the monthly benefit amounts. This applies to any government benefit award letter that includes social security, supplemental security income (SSI), disability benefits, veteran’s benefits, and any pension
award letters. The most recent award letter that includes current dates must be provided.
Court Ordered Child Support and/or Alimony – Court documents showing the ordered alimony amounts, or a printout of the current payment history to include three months minimum must be downloaded from the applicable state child support enforcement agency website.
1099 – Self Employment –Three options listed below, required one of the three types:
- Three months of payment statement from employer(s). Pay statement should be PDF format showing company info, dates, and compensation detail.
- Three months of full bank statements showing name, date, deposits of income.
- If worked the same job for more than a year, submit the most recent IRS transcript fromhttps://www.irs.gov/individuals/get-transcript
Commission-Based Income – Applicant’s six months of bank statements showing deposits that equal three times the rent
Business Owners – Provide paystubs from the business or three months of the applicant’s pay history via the three most recent and consecutive bank statements showing deposits that equal three times the rent.
Cash Savings – Applicant provides the most recent and consecutive three months of full bank statements showing name, date, and deposits. The average balance will be divided by 12 for monthly gross income
- House Sale – Escrow settlement from the sale of a home may be used as cash savings if the escrow is due to close before the move-in date. Management approval is required.
Household Credit Score Requirement
A score of 539 or below is automatically declined when there is only one applicant. For a household with more than one applicant, all applicants must have their credit score averaged. The average credit screening score for all applicants must be 540 or higher.
Transunion Advantage credit scores range from 300 – 850. The scores are calculated using the information in your credit report.
If household average credit score is 750 or higher, no proof of income required; only government issued ID required upon application submission
There are many places where you can get your credit score. Your bank or credit union may offer free credit scores in their online banking systems. Checking your own credit score will not negatively impact your score. Of course, there are many websites and apps that you can check as well. Keep in mind that different companies have different credit scoring models and that we will be using your Transunion Advantage score.

No Credit History?
If there is no credit history available, approval can be granted with an approved guarantor. Please refer to the guarantor guidelines for the credit and income requirements. If there is a joint application where one of the applicants does not have any credit history, the other applicants must qualify for the home on their joint score and income alone. Applicants with a verified W-7 or ITIN will not have to secure a guarantor, however applicants must have verifiable income that meets the screening requirements and provide a copy of the W-7 or ITIN document.
Collections on a Credit Report
To qualify for the lease applicants must not have the following collections on their credit report.
• Open or outstanding collection accounts with a household total balance greater than $2,000. Please note that student loans and medical collections are excluded from calculating collection balances.
• Any collection to a former landlord or HOA community, even if the balance is paid in full.
Should you pay off a collections account after applying for a lease, you must wait 30 days to reapply so that the collection no longer shows on your credit report.
A guarantor is an application that cosigns the lease and will be financially and legally responsible for the lease term. A guarantor is only allowed for applications when all residents in the household do not have a credit history to verify. If one applicant in the household has a credit history, a Guarantor cannot be used to qualify residents for the home.
Guarantors are required to have a Transunion Advantage screening score of 610 or higher. Income verification must be provided to show the annual gross income is at least 5 times the monthly rental amount of the listed home. Only one guarantor is allowed per household.
Prior Evictions, filed or enforced, may result in an automatic denial of the application even if the monetary debt was paid in full.
A criminal background check will be completed for each applicant. The Lease Application will be denied for felony offenses of any type.
Any criminal offense, deferred adjudication, or conviction for which a person is required to register as a sex offender will be automatically declined.
Any criminal offense, deferred adjudication, or conviction of a felony offense related to the manufacturing and/or distribution of a controlled substance within the past 5 years, based on date of conviction, will be automatically declined.

Maymont Homes requires a base security deposit equal to one month’s rent as a refundable deposit. At the end of the lease term, the security deposit will be returned to all tenants, less any costs incurred by the landlord for cleaning or repair of the house (excluding ordinary wear and tear) and in accordance with the terms of the lease and applicable law.
In some of the communities where our homes are located, there are master-planned communities governed by Homeowners Associations (HOAs). These HOAs offer residents various benefits and amenities in exchange for adhering to certain rules and restrictions, which are outlined in the HOA’s Covenants, Conditions, and Restrictions (CC&Rs).
It’s important to note that while rare, some HOAs have their own resident and lease approval processes, which are separate from our review and approval process. If your chosen home falls within such an HOA-governed community, our approval of your Lease Application will be contingent upon receiving approval from the HOA. The timeframe for the HOA’s approval process may take up to an additional 30 days, depending on the specific HOA. We advise you to plan accordingly and feel free to contact us for more information.
During the HOA’s approval process, you may be required to provide additional information as requested by the HOA. Additionally, any fees associated with the HOA’s application and registration process will be your responsibility to pay.

If your application is denied as a result of information provided in a credit report, you will be provided with the name, address and phone number of the credit reporting agency from which the information was obtained, and may request a copy of your credit report from the credit reporting agency within 60 days of denial.
If you are denied, no additional applicants will be added except a guarantor, if applicable.
If an applicant is denied due to a joint decision, no applicants can be removed or added to proceed with leasing a home. In these cases, the applicant will need to wait 30 days to reapply for a home.
