Application Requirements

Qualification Requirements

Each adult (18+ years, or 19+ in Alabama) must complete a separate application. We use Findigs, a third-party screening provider, to verify income and determine eligibility.

2.5x Income

Combined household net income must be at least 2.5 times the monthly rent.

Example: $1,500 rent requires $3,750/month net income

$55 Application Fee

Non-refundable fee required for each person 18 years of age or older (19+ in Alabama).

A $300 administrative fee applies if additional applicants are added after the initial decision.

$550 Reservation Fee

After approval, this fee holds your home for up to 30 days while you prepare to move in.

Required Identification

A valid government-issued photo ID is required, submitted as a color electronic copy. Acceptable forms include:

Valid government-issued photo ID (color copy)
Driver's license or state ID card
US Passport or Passport Card
Permanent Resident Card
Valid foreign passport (for non-US citizens and other lawfully present individuals)

Applicants will be required to provide a Social Security Number (SSN) or Taxpayer Identification Number (TIN) at the time of application.

Proof of Income

Applicants must provide documentation of a verifiable source of income.

Business bank statements may not qualify as a verifiable source of income.

Credit Evaluation

We conduct credit assessments evaluating several factors to assess financial responsibility:

Credit inquiries
Payment history
Credit utilization
Length and sufficiency of credit history
Outstanding collections and account delinquencies
Foreclosures
Charge-offs
Repossessions

Bankruptcy Policy

Any open, closed, or dismissed bankruptcy within the last 3 years will result in denial.

Rental History

We review your rental history as part of the application process.

Automatic denial criteria, subject to applicable law:

Outstanding debt owed to a previous landlord
An eviction within the past 5 years

Criminal Background Screening

Where permitted by applicable law, a criminal background check will be completed for each applicant and occupant who is 18 years of age or older. A felony conviction may result in denial. If your application is denied based on criminal history, you may contact leasing@maymonthomes.com to report any errors in the background check or provide information about mitigating circumstances. Your information will be reviewed on an individualized basis, as required by applicable law.

OFAC Screening

An Office of Foreign Assets Control (OFAC) screening will be completed for each applicant and occupant. Applicants or occupants identified on the OFAC sanctions list will be denied, as required by applicable law.

Applicant Group Changes

If an application is denied based on the combined qualifications of multiple applicants, the applicant group cannot be changed to continue the application. Applicants cannot be added or removed to proceed with leasing the home. A new application may be submitted after a 30 day waiting period.

Guarantor Option

Available only if residents lack credit history. Guarantor requirements:

Resident score of 610 or higher

Income at least 4x monthly rent

Only one guarantor permitted per household

Security Deposit

Standard security deposit equals one month's rent. Looking for a lower upfront cost option?
