The Maymont Homes move-out process is designed to be straightforward and easy to navigate. This guide walks you through each step, from submitting your Notice to Vacate and following the move-out timeline to preparing your home, returning your keys, and receiving your final security deposit statement (also called a Statement of Deposit Accounting, or SODA).

Moving out is a big transition, and we're here to make it as smooth and clear as possible. Follow these steps in order to stay on track and understand what to expect during your move-out process at Maymont Homes.

    Review Your Lease and Notice Requirements

    Before you make any decisions, take a moment to review your lease agreement. Most leases require 60 days' written notice to vacate, but your specific property may have different requirements so it's important to double check.

    Submit Your Notice to Vacate

    To submit your notice to vacate, use our digital form to begin the notice process, making sure to account for the notice period outlined in your lease. Include your intended move-out date and forwarding address for our records, and our team will follow up with next steps to complete your official notice.

After notice is submitted

    Schedule Your Pre-Move-Out Inspection

    After you submit your notice to vacate, our customer service team will reach out to schedule your in-person pre-move-out inspection, typically 30–45 days before your move-out date. You will also receive a link around 21–30 days out to complete a digital self-inspection from your phone. Both inspections are optional, but we encourage all residents to participate.

Move-out day

    Return All Keys and Access Items

    On or before your move-out date, please return all keys, garage door openers, access cards, and mailbox keys. Returning these items allows us to secure the home, begin turnover, and properly close out your lease. After keys and access devices are returned, re-entry is not permitted for safety reasons.

Before you leave

    Review Utility Charges

    If your home's utilities are managed through SimpleBills, you will receive an estimated final utility statement before your move-out date. This estimate reflects any remaining charges for services used during your final billing period. After move-out

    Security Deposit

    After you move out, our team will complete a final walk-through of the home. You will then receive a final security deposit statement (also called a Statement of Deposit Accounting, or SODA) that documents your original deposit and any charges applied. If a refund is due, we will mail it to your forwarding address within the timeframe required in your state.

Key Dates for Your Move-Out

Keep these key dates in mind as you plan your move-out. Timing is based on your lease end date, so review your signed lease to confirm the notice period that applies to your home.

  1. 60+ Days Out: Submit Your Notice to Vacate

    Confirm your move-out date and submit your written notice at least 60 days before you plan to leave.

  2. 21–45 Days Out: Pre-Move-Out Inspections

    Our customer service team will call to schedule your in-person pre-move-out inspection around 30–45 days out. Around 21–30 days out, you'll also receive a link to complete a digital self-inspection from your phone. Both are optional.

  3. Move-Out Day: Return Keys by 12:00 PM

    Return all keys, remotes, and access cards to the lockbox by noon. Once keys are dropped off, the home is secured and re-entry will not be available.

  4. After You Move: Check Your Mailbox

    Your Statement of Deposit Accounting (SODA) will be mailed to your forwarding address. Refund timing is set by your state's deposit return law, so review your lease for the specific window that applies to you.
