One-Time Fees
Application Fee
per applicant (18+)Covers the cost of screening to ensure a smooth and secure leasing process.
Home Reservation
required to hold homeSecures the property for up to 30 days. $400 applies toward your first month's rent (non-refundable). Section 8 homes: $150 (no rent credit).
Security Deposit
based on applicationTraditional deposit equal to 1 to 1.5 months' rent based on your application. Rhino deposit alternative available with lower upfront cost.
Pet Fee/Deposit
first pet / additional$250 for first pet, $100 for each additional pet. Colorado: $250 first pet, $300 maximum total. Maximum 3 pets per household.
Pet Screening

Utility Management Setup
